Mega Gwadar Deep Sea Project
Located at the entrance of the Persian Gulf and about 460 km from Karachi, Gwadar has had immense geo-strategic significance on many accounts. The continued unstable regional environment in the Persian Gulf in particular as a result of the Iran/Iraq war, the Gulf war and the emergence of the new Central Asian States has added to this importance. Considering the geo-economic imperative of the regional changes, Pakistan’s policy makers considered Gwadar to have the most advantageous location for a modern deep sea port in the region, to capture the transit trade of the Central Asian Republic (CAR) as well as the trans-shipment trade of the region.

Keeping that aspect in view as well as the inherent strategic and economic benefits that Gwadar Port offered, Gwadar Deep Sea Port Project was launched on 22 March 2002. Total amount equivalent to Rs 14.9 Billion (248 million US dollars) were approved by ECNEC for Phase-I of the project. The financial agreement for development of Phase-I was signed with the Govt. of China on 10 August 2001 under which the Chinese will provide US$. 198 Million, and the remaining amount of US$. 50 Million is to be provided by Pakistan government. The first phase of the project is to be completed in December 2004. The second phase of the project is planned to be built on BOO/BOT basis at an estimated cost US$. 600 Million.

Concurrent with the Port development, a Master Plan of Gwadar has been prepared by NESPAK. Gwadar Master Plan envisages development of about 18,600 hectares of land for this project. The port is being developed over an area of 400 hectares. The other plans included an export processing zone over 74 hectares located on land adjacent to the port in East Bay, a special Industrial Zone of about 4000 hectares lying to the north of the town, an oil refinery of 1000 hectares located to the north east of the town, linked to a proposed oil terminal by an underground pipeline across East Bay, a residential area over 400 hectares stretching North of the existing town along West Bay etc.

PLEASE NOTE:
*** Indicates shows Zone "B" Area as well as out side the area of G.D.A Master Plan. Therefore Development work will be not done by the GDA. The Area indicate*** have no future before 20 to 25 years, there for the land/plots price available in the market is very low. And its are very long term unsecured investment.  How ever the area indicated in GDA Master Plan are available in high price because it will be almost complete within three years or before/on year 2010. And its short term secured investment due to G.D.A Backups.

xxx indicates means very high level desert area and almost under wind storm and difficult to maintain demarcation due to land is not leveled. While ### means no way to visit the site without 4 powerful four wheels as there is no roads available for drive only high level sands and desert snakes..

Why Gwadar is so important?

Why not Khuzdar? Why not Zhob? Why not Sukkur? Why not K.T Bandar? Why not existing well developed city like Karachi? Why Gwadar?

Around the world if there is any reason for a town to develop fast and turn into a mega city than it has to be its location. First of all what is a city? Is it a place where there are shops, towers, malls, streets, highways, and other basics etc? Well in my opinion, the basic core of any city is its land and the area within which it lies. When we brainstorm why Gwadar is important than we definitely get answers regarding its location, otherwise, at this point of time there is practically nothing you can see as we have in Karachi or any well developed city. So once again, why Gwadar?

Now the Question arises why Government is looking forward for Gwadar to turn into a mega city. Well, the reason is that Gwadar is in the middle of Iran, Central Asian States, China, and at one side open Arabian Sea. It has a natural deep sea, which will allow huge mother vessels to transport products in between lots of countries. Gwadar will add to one of the many shipping routes in the world and will be one of the busiest and cost effective routes of its kind. This will challenge other neighboring countries, and will bring prosperity to Pakistan. We will see foreign investments pouring in and, than, employment opportunity will increase for the needy people.

The Government has not only given Gwadar port to Singapore Port Authority for its construction and operation for the next 40 years but has also formed a regulatory body known as Gwadar Development Authority. The function of this authority is to implement the planning as per Gwadar master plan such as development of infrastructure and public services. One of the most important functions as far as investors perspective is concerned is that Gwadar Development Authority is responsible to ensure an environment and investor friendly growth.

Gwadar, therefore, is developing for its geo-strategic location. Government on the other hand wants to build Gwadar on the basic philosophy of any well-planned city around the world. Gwadar definitely is taking time for a self-start but the day is near when Gwadar will be equipped with the tools and system, which will set a new benchmark for the whole Pakistan.
